1. RESERVATIONS 

Compass Resorts will accept reservations for all Destin Vacation Rentals up to one year in advance. Contact us or use our Advanced Search to find your rental and book.

2. AGE REQUIREMENT

No rental homes or condos will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than 2 children for one adult over the age of 25. A PARENT OR GUARDIAN MUST BE STAYING IN THE RENTAL HOME AT ALL TIMES. OUR RENTAL HOMES ARE MONITORED FOR VIOLATION OF THIS POLICY. We do not rent to chaperoned groups. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. NO EXCEPTIONS!

3. RATES AND MINIMUM STAYS

Rates, until confirmed, are subject to change without notice and to Florida State and local taxes. Rental Homes may be subject to minimum stay requirements. Reservations for less than seven days may be subject to higher nightly rates.

4. RESERVATION PROCESSING FEE

All reservations will be charged a one-time non-refundable reservation processing fee.

5. ADVANCE RENTAL PAYMENT

A minimum advanced rental payment of 20% is due at time of booking. We accept payment via Visa, MasterCard, Discover, and American Express for advance rental payments. Cash and personal checks may be used for final rental payment, but must be received by Compass Resorts prior to 30 days before arrival.

6. FINAL RENTAL PAYMENT

Balance of rent, taxes, and other charges related to the rental are due 30 days prior to arrival. The reservation balance will be automatically charged 30 days prior to arrival using the same credit card used to make your Advanced Rental Payment. If you would like to make a payment using an electronic check, money order, personal check, or a different credit card, please be sure your payment is received no later than 30 days prior to your arrival. Failure to make final payment of rent may result in the cancellation of your reservation and the forfeiture of your Advance Rental Payment and any other payments or deposits.

7. THIRD PARTY FEES

Service fees may apply to guests who reserve online with third party booking sites, such as VRBO.com or TripAdvisor.com. Third party service fees are not controlled or collected by Compass Resorts, and as such are not reflected on reservation statements provided by Compass Resorts.

8. DAMAGE DEPOSIT

A Cash Damage Deposit is required on all our Rental Homes ranging from $500 - $1,500. All reservations are charged a $39 Damage Deposit Convenience Fee at the time of booking in lieu of having to send in the Cash Damage Deposit. You may elect to send in the Cash Damage Deposit and receive a full credit or refund of the $39 Damage Deposit Convenience Fee. CASH DAMAGE DEPOSIT must be in the form of cash, check or cashier's check and be received no later than 30 days prior to your arrival date. Cash Damage Deposits will be deposited in an interest bearing escrow account and all interest will accrue to Compass Resorts. Unused Cash Damage Deposits will be reimbursed by company check within 30 days after the check-out date. Cash Damage Deposits will be refunded and no charges will be posted to credit cards if the following conditions are met:

• No damage is done to the Home or its contents, including the linens.
• No items are missing or rearranged.
• Home is left reasonably clean and all trash and debris is properly contained.
• Dirty dishes are placed in the dishwasher and started.
• All charges incurred during the rental period are paid in full.
• All keys, wristbands, or other items provided for guest use are returned to the proper locations.
• There was no smoking in the Home.
• All policies and rules were followed.

9. RESERVATION AGREEMENT

All guests are required to sign and return a Reservation Agreement to Compass Resorts within 72 hours of booking to complete a valid reservation. Under no circumstances will occupancy of a rental home be granted without a valid signed Reservation Agreement on file at Compass Resorts. Compass Resorts reserves the right to cancel and release reservations for which a valid signed Reservation Agreement has not been returned as required.

10. CANCELLATIONS

Reservations cancelled more than 30 days prior to arrival will be entitled to a full refund of deposits less the Reservation Processing Fee. Reservations cancelled within 30 days of arrival will result in forfeiture of the full advance rental payments and any other payments or deposits.

11. CHANGING A RESERVATION

Changes made more than 30 days prior to arrival will not be penalized. Changes to reservations within 30 days prior to arrival are not permitted.

12. REFUNDS

Refunds will not be given for late arrivals or early departures, or cleaning and maintenance concerns. Any cleaning or maintenance concerns, if present and reported, will be corrected promptly.

13. HURRICANE / SEVERE WEATHER POLICY

Compass Resorts offers travel protection through CSA Insurance Services which provides reimbursement for advance rental deposits and payments made should an evacuation order be issued due to a hurricane or severe weather. Reimbursements will be granted based on conditions defined within CSA's Vacation Rental Insurance Description of Coverage. Compass Resorts will not issue refunds for hurricanes or severe weather. A copy of this description of coverage is available on our website or may be requested as an electronic or standard mail item.

14. CSA TRAVEL PROTECTION.

Optional Vacation Rental Insurance through CSA Insurance Services is available at an additional charge of 6 1/2% of the total amount of your rental. Travel protection must be purchased by the due date of your final rental payment. For further details please visit our website or contact one of our friendly vacation planners for assistance.

15. HOME ASSIGNMENTS

Vacation Rental Home assignments are NOT GUARANTEED. When you book your reservation, a Rental Home will be assigned but we reserve the right to change Rental Home assignments. Every effort will be made to notify you if such a change is required.

16. CHECK-IN TIME

Check-in Time begins at 4:00 P.M. CST. Check out time is 10:00 A.M. CST. Early Check-ins and Late Departures may be subject to additional charges. During busy seasons, there is a possibility that your Home may not be ready for occupancy until 6:00 PM CST. We appreciate your patience.

17. EXPRESS CHECK-IN

Express Check-in allows you to go directly to your Destin vacation rental without having to stop by our office to check-in. Your arrival instructions will contain directions, access codes and details on how to access the home. Check-in Time will still be after 4:00 P.M. CST. (please see item 16) Express Check-in not available on all Rental Homes and Condos.

18. POOLS

Please be advised that there may be a swimming pool located in the neighborhood or on the premises of most of our Rental Homes. NO lifeguard/safety personnel are provided. Guests use the pool and other amenities at their own risk! Guests agree to indemnify and hold harmless Compass Resorts and the owner from any claim/loss or expense (including attorney's fees and court costs) by guest or guest invitees. Pools may be heated at designated times of the year. Please inquire regarding your specific accommodation. Pool heaters that are bypassed and turned on without approval from management, will result in an automatic charge of $500.

19. POOL ALARMS

Pool alarms are required by FLORIDA STATE LAW for private pools. To ensure safety, these alarms cannot be tampered with or altered in ANY way. Violation of this policy may result in an automatic charge of $500 and/or forfeiture of entire damage deposit.

20. KEY POLICY

There will be a charge of at least $50 for each key, pool tag, or access card and a $100 charge for each garage remote not returned at check-out.

21. LOCK OUT POLICY

In the event you are locked out of your Rental Home, contact our office at 850.269.1005 or stop by our office for assistance. If calling after hours select the Emergency or After Hours option and an agent will assist you. A charge of $35.00 may be charged for this service.

22. CLEANING

Daily housekeeping service is NOT included in the rent. Rental Homes will be cleaned to quality standards prior to your arrival. Please try to maintain Homes as if they were your own. Renters are responsible for the cleaning of the Home during their stay and for leaving the Home in good condition at check-out. If Homes are found abnormally dirty at check-out, you may be subject to additional charges ranging from $50 to $500. Depending on the Home reserved and the length of stay, a cleaning fee may be added to your reservation total. Additional Mid-Stay or Daily Cleaning Services are available at an additional charge.

23. LINENS/TOWELS/SUPPLIES

Although linens are furnished, please bring your own beach towels and beach blankets, as linens are not to be removed from the Home. An initial set-up of trash liners, bathroom paper and facial soap is provided. Guests will be responsible for additional paper items and cleaning supplies.

24. FURNISHINGS

All of our properties are privately owned, so décor, colors and inventory may change and will vary from home to home. All Homes will, however, provide the same general features, furnishings and equipment such as fully equipped kitchens, coffee makers, dishwashers, color TV's, microwave ovens, VCR's or DVD players, central heat and air conditioning, a blender, an iron and ironing board, linens and towels that are to be used in the Home only. Please do not rearrange the furniture.

25. SMOKING

Smoking is strictly prohibited inside our Rental Homes. Violation of our No Smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee of $500 to $1,000 which may be withheld from or charged against your Damage Deposit. Smoking is permitted outside ONLY! Please be sure to dispose of all cigarette butts appropriately.

26. PETS

Absolutely No Pets allowed in the Rental Homes or on the Premises without written approval from Compass Resorts. If any evidence of a pet(s) is found in the Home or on the premises, you may be subject to an additional cleaning fee of $500, immediate eviction and forfeiture of any remaining rent or Damage Deposit. You may also incur additional charges for deodorizing and flea spray.

27. SUBLETTING

Homes may not be sublet.

28. GOOD NEIGHBOR POLICIES

Many of our rental properties are located in mix-use neighborhoods that include both short-term guests and year round residents. Please observe all rules and regulations, which are provided for each property. All guests, as well as owners, are required to conform to all rules and regulations of the properties.

29. OWNER'S CLOSETS

Homes may have one or more lockers/closets that are reserved for storage of owner's property and are NOT included in the rental. Please respect these areas. Forcing open a locked owner's closet is considered breaking and entering and charges may be filed accordingly.

30. PARKING

Parking on the street overnight may result in your car being towed. You are required to obey all parking rules and restrictions related to the property you have rented.

31. TRASH

If excessive trash is left at departure time, guest will incur an additional charge of $50 to $250 for trash removal. Please review yourarrival instructions for trash pick-up days. If applicable, please place the cans on the curb and kindly return them to their designated areas after pick-up.

32. BEACH CHAIRS

Generally beach chair set-ups are not included in the reservation. Ask one of our vacation planners for more details and how to schedule beach chair services. Please note that some communities restrict or prohibit the use of personal beach chairs and equipment, such tents, canopies, and umbrellas

33. GENERAL RULES

No boats, trailers, or RVs. No skateboarding, rollerblading, or bicycling is permitted on property. No special events or social functions, such as but not limited to, weddings, celebration parties, promotional events, or events with multiple attendees who are not registered guests are permitted without written permission in advance from Compass Resorts and/or the homeowner association as may be applicable.

34. POLICIES AND RULES

These POLICIES AND RULES are meant to protect our guests and home owners alike. All guests, as well as owners are required to conform accordingly. Violators are subject to eviction according to Florida Statute 509.141. Violation of these Policies and Rules by the guest could result in additional charges, eviction and/or the forfeiture of advance payments of rent and/or Damage Deposits. Compass Resorts reserves the right to refuse future reservations to any guest who has violated these rental Policies and Rules in the past.

35. RENTER RESPONSIBILITY

Guests are responsible for the property, its contents, themselves, and visitors during occupancy. Guests must lock windows and doors securely when not on the premises. The renter named on this reservation personally guarantees the safe keeping of this Home during their stay and will be responsible for ensuring that both themselves and all guests, whether they are registered in the Rental Home or not, adhere to the rules and regulations affecting the building and/or community that you are staying in.

36. LIABILITY

The renter acknowledges that management, property owners, and employees can not be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, dangers incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.

37. ENTRY TO PROPERTY

Representatives of management or the owners may enter the premises at any time to make repairs or as needed to inspect and ensure the safe keeping of the property.

38. PERSONAL ITEMS

Management will not be held responsible for acts of theft or vandalism or other damages to the guest's personal items left in the Home. Neither management, nor the owner is responsible for personal items left on the premises by guests upon departure.

39. RELAX AND HAVE FUN!

COMPASS RESORTS, LLC is acting as agent of the property owner and reserves the right to make exceptions to the above policies at any time for the best interest of the property owner(s).
