Compass Resorts Rental Policies

These policies only apply to reservations shorter than 28 nights. For information about our policies related to longer reservations, please contact us!

1. Check-in / Check-out Times

Check-in begins at 4:00 p.m. CST. During busy seasons, your rental condo/home may not be ready for occupancy until 6:00 p.m. CST. We appreciate your patience. Check-out time is 10:00 a.m. CST. Late departures may be subject to additional charges.

2. Age Requirement

Absolutely no reservations or access to rental condos/homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than two people for each parent or guardian over the age of 25. A parent or guardian must be staying in the rental condo/home at all times. We do not rent to chaperoned groups. Our rental condos/homes are monitored for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. No exceptions.

3. Advanced Rental Payment

An advanced rental payment of 20% is due at time of booking. If travel insurance is purchased, it will also be collected when it is added to a reservation. We accept Visa, MasterCard, Discover, and American Express for advance rental payments.

4. Final Rental Payment

The final rental payment is the balance of rent, taxes, and other charges related to the reservation. The final payment due date may vary based on the rental condo/home selected and is provided at the time of booking. The final rental payment is automatically charged on the due date to the same credit card used to make the advanced rental payment. To make a payment using a money order, personal check, or an alternate credit card, you must ensure your payment is received by Compass Resorts before the final payment due date. Failure to remit the final rental payment by the scheduled due date will result in the cancellation of your reservation.

5. Refunds

All payments are refundable prior to the final payment due date. To protect your vacation rental investment, we strongly recommend purchasing Generali Travel Insurance. No refunds will be given for late arrivals, early departures, no shows, or cleaning and maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly.

6. Generali Travel Insurance

Generali Travel Insurance is available at an additional charge of 6.95% of the total rent, fees, and taxes of your reservation. This plan is optional but strongly recommended in order to protect your rental payments should you need to cancel for a covered reason beyond your final rental payment due date. Travel Insurance may not be purchased after your final rental payment has been made. Travel Insurance also includes a 10 day free look period, and after those 10 days it becomes non refundable. A copy of the description of coverage can be found on our website or requested by calling our office.

7. Reservation Fee

All reservations are charged a one-time reservation processing fee which becomes nonrefundable after the final payment date.

8. Third Party Fees

Service fees may apply to guests who reserve online with third party booking websites such as VRBO, Airbnb, or other entities that provide a service at the community such as beach service. Third party service fees are neither controlled nor collected by Compass Resorts, and as such are not reflected on reservation statements provided by Compass Resorts.

9. Rates and Minimum Stays

Rates, until confirmed, are subject to change without notice. Rental condos/homes are subject to minimum stay requirements that vary by property.

10. Cancellations / Changes

Reservations canceled prior to the final payment due date will result in a full refund, excluding the cost of Travel Insurance. Reservations canceled after the final payment is made will result in a refund of 25% of the reservation total, excluding the cost of Travel Insurance. One change is permitted to be made to reservations prior to the final payment. All changes to reservations after the final payment are not permitted. Reservations canceled within 48 hours of arrival will result in no refunds.

11. Hurricane / Severe Weather Policy

Guests covered by Generali Travel Protection may be eligible for a full or partial reimbursement through Generali should a mandatory evacuation order be issued due to a hurricane or severe weather, subject to the terms defined within Generali's Vacation Rental Insurance Description of Coverage. A copy of this description of coverage can be found on our website or provided by Compass Resorts upon request. We will not issue refunds for payments made after the final payment due date cancellations or shortened stays due to actual or anticipated hurricanes or severe weather.

12. Damage Deposit

A Damage Deposit is required for all Rental Homes and ranges from $1,500 (2 Bedrooms and smaller) to $3,000 (3 Bedrooms and larger). Damage Deposits must be in the form of a cashier's check and be received no later than 14 days after the reservation is made or 14 days before arrival, whichever comes first. In lieu of providing a Damage Deposit, all reservations are charged for Optional Generali Damage Protection at the time of booking. If you elect to send in the Damage Deposit, you can receive a credit for the Optional Generali Damage Protection. All Damage Deposits are deposited in an interest-bearing escrow account and all interest will accrue to Compass Resorts. Unused Cash Damage Deposits will be reimbursed by company check within 30 days after the check-out date.

The Optional Generali Damage Protection is designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger). Any damages that exceed $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger) or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger). Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage, which can be found at https://damage.compassguest.com/. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Generali Travel Protection and Insurance Services to pay directly Compass Resorts any amount payable under the terms and conditions of the Vacation Rental Damage. If you do not wish to purchase the Vacation Rental Damage Protection Plan, please make your reservation over the phone at 850.269.1005 as a $1500.00 (2 Bedrooms and smaller) or $3000.00 (3 Bedrooms and larger) damage deposit will be required by cashier's check.

Damage deposits will be refunded and no charges will be posted to credit cards if the following conditions are met:

  • No damage is done to the rental condo/home or its contents, including the linens.
  • Rental condo/home is left reasonably clean and all trash and debris is removed.
  • Dirty dishes are placed in the dishwasher, and the dishwasher is started.
  • No items or furniture in the rental condo/home are missing or rearranged.
  • There was no smoking in the rental condo/home.
  • All keys, wristbands, or other items provided for guest use are returned to the proper locations.
  • All charges incurred during the rental period are paid in full.
  • All policies and rules, including community rules and regulations, were followed.

13. Reservation Agreement

All guests are required to sign and return a reservation agreement to Compass Resorts within 72 hours of booking to confirm a valid reservation. Under no circumstances will occupancy of a rental home be granted without a valid signed reservation agreement on file at Compass Resorts. We reserve the right to cancel and release reservations for which a valid signed reservation agreement has not been returned as required.

14. Home Assignments

Vacation rental condo/home assignments are not guaranteed. The rental condo/home selected at the time of booking will be assigned to your reservation. However, rare circumstances can render your selected rental condo/home unavailable. If your selected rental condo/home becomes unavailable, you will be offered acceptable alternate accommodations or a full refund. Compass Resorts will not be responsible for any other expenses or indirect costs resulting from the unavailability of a specific rental condo/home.

15. Linens / Towels / Supplies / Paper Products

Bed linens, bath towels, hand towels, and wash cloths are provided. Guests are to provide their own beach towels or beach blankets as provided linens are not to be removed from the rental condo/home. An initial setup of trash can liners, bathroom paper, and facial soap is provided. Guests are responsible for purchasing additional paper products and cleaning supplies for the duration of their stay.

16. Furnishings

All rental condos/homes are privately owned. Décor, colors, furnishings, and inventory may change and vary from home to home. However, all rental condos/homes will provide the same general features, such as a fully equipped kitchen, coffeemaker, dishwasher, microwave oven, blender, iron and ironing board, central heat and air-conditioning, television, and DVD player. Please do not rearrange the furniture.

17. Owners' Closets

Rental condos/homes may have one or more locked areas or closets that are reserved for the storage of the owner's personal property and are not included in the use of the rental. Please respect these areas. Forcing open a locked owner's closet is considered breaking and entering, and charges may be filed accordingly.

18. Entry to Property

Representatives of management or the owners may enter the rental condo/home or premises at any time to make repairs or as needed to inspect and ensure the safekeeping of the property.

19. Cleaning

Daily housekeeping service is not included. Your rental condo/home will be cleaned to quality standards prior to your arrival. Guests are responsible for cleaning the rental condo/home during their stay and for leaving the rental condo/home in good condition at checkout. Please maintain the cleanliness of your rental condo/home as if it were your own. If your rental condo/home is found abnormally dirty at checkout, you may be subject to additional cleaning charges. A one-time departure cleaning fee is added to your reservation at the time of booking. Mid-stay or daily cleaning services are available upon request for an additional charge.


20. Swimming Pools

Swimming pools may be located in the neighborhood or on the premises of your rental condo/home. No lifeguard or safety personnel are provided. All guests use the pool and other amenities at their own risk. Guests agree to indemnify and hold harmless Compass Resorts and the owner from any claim/loss or expense (including attorney's fees and court costs) by guest or guest invitees. Private pool heaters that are bypassed and turned on without approval from management will result in an automatic charge of $500 and/or forfeiture of your entire damage deposit.

21. Pool Alarms

Pool alarms are required by Florida State law for private pools. To ensure safety, these alarms cannot be tampered with or altered in any way. Violation of this policy may result in an automatic charge of $500 and/or forfeiture of entire damage deposit.

22. Smoking

Smoking is strictly prohibited inside all of our rental condos/homes. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee which may be withheld from or charged against your damage deposit. Smoking is permitted outdoors only and all cigarette butts and smoking debris must be disposed of appropriately.

23. Pets

Absolutely no pets are allowed in the rental homes or on the premises without written approval from Compass Resorts. If any evidence of a pet is found in the home or on the premises, you may be subject to an additional cleaning fee of $500, immediate eviction, and/or forfeiture of any remaining rent or damage deposit. You may also incur additional charges for deodorizing and flea spray. *We feature 1 pet-friendly property, Maravilla 2205, and we're always looking forward to adding more to that list. 24. Key Policy

There will be a minimum charge of $50 for each key, pool tag, or access card and a $100 charge for each garage remote not returned at checkout.

25. Lock Out Policy

In the event you are locked out of your rental condo/home, contact our office at 850.269.1005 or stop by our office for assistance. If calling after hours select the emergency or after hours option and an agent will assist you. A charge of $35.00 may be charged for this service.

26. Subletting

Rental condos/homes may not be sublet.

27. Good Neighbor Policies

Many of our rental properties are in neighborhoods that include both short-term guests and year-round residents. Guests must observe all rules and regulations related to the rental condo/home rented, including community rules provided by Compass Resorts and/or posted in the property or neighborhood. All guests, as well as owners, are required to conform to all rules and regulations of the properties. Please note that some communities restrict or prohibit the use of personal beach chairs and equipment, such as tents, canopies, and umbrellas.

28. Parking

Parking in unauthorized areas or on the street overnight may result in your car being towed. You are required to obey all parking rules and restrictions related to the property you have rented. Please note some communities limit the number of vehicles permitted by guests.

29. General Rules

Boats, trailers, and RVs are not permitted. Special events or social functions, such as--but not limited to, weddings, celebration parties, promotional events, or events with multiple attendees who are not registered guests, are not permitted without written permission in advance from Compass Resorts and/or the homeowner association if applicable.

30. Policies and Rules

These policies and rules are meant to protect our guests and home owners alike. All guests, as well as owners, are required to conform accordingly. Violators are subject to eviction according to Florida Statute 509.141. Violation of these policies and rules by the guest could result in additional charges, eviction, and/or the forfeiture of advance payments of rent and/or damage deposits. Compass Resorts reserves the right to refuse future reservations to any guest who has violated these rental policies and rules in the past.

31. Renter Responsibility

Guests are responsible for the property, its contents, themselves, and visitors during occupancy. Guests must lock windows and doors securely when not on the premises. The renter named on this reservation personally guarantees the safe keeping of the rental condo/home during their stay and will be responsible for ensuring that both themselves and all guests, whether they are registered in the rental condo/home or not, adhere to the rules and regulations affecting the building and/or community that they are staying in.

32. Personal Items

Management will not be held responsible for acts of theft, vandalism, or other damages to the guest's personal items left in the rental condo/home. Neither management nor the owner is responsible for personal items left on the premises by guests upon departure.

33. Liability

The renter acknowledges that management, property owners, and employees cannot be held responsible--regardless of fault--for any accident, loss, damage, or injury suffered by the renter, members of their party, or any other guests which the renter or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, dangers incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays, changes in, or cancellations in itineraries or schedule, or from acts of omission. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.

34. Owner’s Agent

Compass Resorts, Inc. is acting as agent of the property owner and reserves the right to make exceptions to the above policies at any time for the best interest of the property owner.
