This is our second stay here in this particular condo at Bella Riva. This is by far our most favorite place to stay so far! We plan on returning next year as well so we have something to look forward too!

Condo was great. Only complaint is the parking. If you have more than two vehicles you have to park somewhere else. We parked two vehicles at the airport and it cost us around 130/

The view of the beech was perfect. Almost felt like we were sitting at the beach. Also got perfect shade on the balcony. Very nice kitchen and dining area. Would of liked it better if there was recycling for plastic and aluminum cans. Also note to the management team that there is a faint smell of gas near the gas stove all the time. I would have somebody look at it.

We enjoyed staying at Bella Riva and hope to return! The condo was clean and the view was beautiful! The condo was well stocked. This was definitely one of the nicest condo's we have stayed at with the beautiful kitchen, crown moldings and luxurious master bath. The only negative is that the bunkbed mattresses could be replaced and the beds in that room tightened so they are not so wobbly. Thank you for allowing to stay at this resort. We had a wonderful week!

Really enjoyed this condo. It was perfect for our group of 6 adults and 2 small kids. Easy access to the beach and a very secure building. This was our first time staying in Fort Walton after several trips to Destin and Seagrove. It was a little less crowded and hectic so we will definitely be back.

This was our second stay in this unit and third time to stay in Bella Riva. This unit is by far our favorite. We had a couple of maintenance issues during our week and were amazed at the speed by which they were addressed. Absolutely wonderful customer support! The unit, itself, is well maintained, and has a nicely stocked kitchen. The owner has even just added a new grill on the balcony. The only complaint I can think of is the beds are soon to be in need of replacement. Overall, we had a fantastic experience and will rent this unit again next year if available. Thank you!

This condo was great! Probably the best view that I’ve ever stayed. The patio was just and extension of sitting on the beach. Being on the first level was the best. Condo was nicely furnished, rooms and bathrooms were beautiful! Gas grill and range were great to cook on. Secure parking and entrance. All good things to say about this condo!

Bella Riva is a very upscale complex. Loved the Viking appliances!!! The beach service was wonderful! My only complaint is the parking situation. We had 4 vehicles, so parking the extra 2 was a worry. Otherwise, Bella Riva is the ideal vacation spot.

Property was roomy for our family of 9. Very secure complex. Beach was not too crowded. Great master bath and kitchen! Great view of the ocean, but patio furniture needs some updating and some tall chairs to see over the rail would be nice. Gas grill either needs to be replaced or removed as it appears it is not being cleaned. Management company responded very promptly to a couple of minor issues. Would consider visiting again if the items mentioned were resolved.

Oceanview was just what was pictured. Pool and beach access areas were convenient and close. Parking was simple but remember to look up the parking code for the building prior to going. This is a diff code than the room code for key access. The app was helpful with this information. The grill worked great on the patio. The beds were comfortable and pictures were accurate. The only issue was with wifi which was not strong at all and at times did not work in areas of the condo.

This was perfect for our family plus 2 sets of grandparents, easy access to beach and tons of things to do. 1 downside is you only get 2 parking passes but there is a beach access #7 where you can park, it is locked at night which was also nice.

The condo was very spacious. Everyone's room was nice and the bunk room for the kids was great! The view is awesome we could see dolphins swim in the gulf every morning.The kitchen was well stocked.We had stayed at Bella Riva two years ago at another unit and liked it.Was checking into booking next year and saw your rates have increased a lot from this year.

The view from the condo was gorgeous! The balcony is spacious with seating and a grill. It was well stocked and very comfortable for three families with small children. An added amenity are two beach chairs and an umbrella. We were able to place a tent close by so all members of the family could be together.

Condo was very nice. We had 9 people there and since it’s open concept, we never felt crowded. There were a few issues when we first arrived but were taken care of immediately. And thank you that we were able to check in early. Only issue is shortage of parking. We had friends in for dinner and we had them park up the street at the Tom Thumb store and ferried them back and forth. That was awkward. My husband and I met in Ft Walton, we married at Eglin, and our children were born there. A perfect place for our 50th anniversary. We go back regularly and would be happy to stay here again. Plus met a full time couple and shared our fish with them.

Condo was really nice, clean, and comfortable. Only problems were ice maker quit working (we were given 1bag of ice for 10 people for 10 days), grill was dirty & igniter was broken , dishwasher bottom rack some wheels were missing, sink in queen room was slow to drain, tub to shower diverter didn't work in queen bedroom. All of these problems did not keep us from enjoying the condo. Beach service there was excellent. Andrew did his job and kept checking on us. We got to know him - great young man. Good times at Bella Riva 106!🏊🏻⚓️😃❤️

Gorgeous views, professional grade kitchen appliances, lots of space, comfortable beds, large balcony with dining for 6. The most AWESOME master bathroom ever made! Huge walk in shower with large bench and three shower heads. Large garden tub. Tastefully decorated with beautiful finishes. So nice I am taking some ideas home with me! We hated to leave!!! By far, the BEST vacation rental we've ever stayed in! Bella Riva means Pure Luxury in my book!

Best condo I have ever stayed in (we've been traveling to the Emerald Coast for over 20 years). It is beyond spacious. The pictures don't do justice to the high ceilings and the floor to ceiling sliding glass doors that just add to the spectacular views.

Condo exactly as pictured. Even though 1st floor, still had great....unobstructed....Gulf view. While pool could not be viewed from condo....almost meant no pool sounds which in this facility doesn't mean much as the facility was in general very quiet. With gated locked entries everywhere, the facility felt very safe and secure. The condo was very large and did not fill crowded with 9 family members using it.

A lovely, well maintained condo. We had everything we needed. Marble counters and floors, big appliances, spacious rooms, beautiful bathrooms. The view is lovely... the balcony had plenty of room for relaxing. Gated community... nice pool. Short walk to the beach. We would stay again and I give this complex and condo a "10"!

The condo was very lovely and plenty had plenty if space for out family of 6. The first floor unit had a great view of the gulf. The kitchen was absolute fabulous to cook in. The master bathroom is luxurious and you can spend hours relaxing in it. The beach access was easy and beach service was friendly. I would stay here again for sure. The only two minor issues: 1) The pool is tiny and doesn't accommodate anywhere near the number of people staying at the complex. To say the Pool needs expanding is an understatement. 2) The bath towels in the unit need upgrading. Overall the place is beautiful and great for families. Can't wait to go back.

Compass resorts was great to work with, very responsive and helpful. The unit is beautiful, FWB is a great place to stay for families. Bella Riva is the best on the island. That said, this particular unit needs some attention. Only 2 of the 6 burners were working. The dishwasher was broken. Both needed parts to repair. The master bed is awful. There is a hump in the middle and it is indented on each side. The dining room chairs sink in the middle. The grill was discusting and I would not even attempt to use it. I would definitely rent from Compass again, they were attentive and responsive. I would rent at Bella Riva again but not this unit.

This condo is so pretty and could be so much better with some repairs/renovations. The ocean view is wonderful. We were told when we arrived that the shower in the master bath leaks and would be repaired during our stay (which it has not been repaired and we only have 2 more days). It is so loud and almost impossible to sleep. The oven knob in the kitchen is broke and we were told the part had been ordered to repair it this week. The appliance service company came and could not find model number on oven, so it had actually not been ordered as we were told and probably will not be repaired this week. The pillows in the living room are nasty and falling apart and need replaced. The rug in the living room is a fall hazard and needs replaced. The sliding door to the balcony from the master bedroom is nearly impossible to open. These are things that could easily be repaired.

To start, the ac wasn’t functioning when we arrived. The igniter on the grill didn’t work and the beds were just ok. The beds in the bunk room were very uncomfortable, even for kids. The faucet in the master shower leaked all week to the point that water was leaking outside the shower and it sounded like someone was in the shower all week. To be fair, compass called me and made me aware of the situation and that someone would possibly be out to fix it that week but no one did. We had issues with the dryer as well, had to run it several times to get it to dry. And the Wi-Fi is terrible. Called about that and they sent someone out to do a “re-set” on it and it didn’t do much good. The cell service is terrible from the kitchen on so you HAVE to use the Wi-Fi in order to make or receive phone calls. On the flip side, any issue we had, compass was so awesome to deal with. They were kind and friendly and sent someone out right away to handle our issues. The pool was small for such a large condo building but it was well cared for which I appreciate. The view from the patio was lovely But the nail in the coffin…was the bugs. The palmetto bugs (aka cockroaches) were disgusting. I realize it’s Florida and it’s their ant. But it’s gross. I don’t want to reach into a drawer to get a spoon and fight a bug for it. So I gave this place 3 stars for the mere fact that I’ve rented from compass many times and every other place has been outstanding. So I’ll rent from them again. Just not this one..Eeks.
