These following policies apply to the private vacation home "Splash" and override the standard Compass Resorts Rental Policies.
1. Check-in / Check-out Times
Check-in begins at 4:00 p.m. CST. During busy seasons, your Rental Home may not be ready for occupancy until 6:00 p.m. CST. We appreciate your patience. We will contact you no later than the day before your arrival to coordinate the check in process with you. Check-out time is 9:00 a.m. CST. Late departures may be subject to additional charges. Detailed Departure Instructions will be provided to you prior to check-out.
2. Age Requirement
Absolutely no reservations or access to Rental Homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than 2 children for one adult over the age of 25. A parent or guardian must be staying in the Rental Home at all times. We do not rent to chaperoned groups. Our Rental Homes are monitored via camera for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. NO EXCEPTIONS.
3. Advanced Rental Payment
An advanced rental payment of 50% of total charges is due at time of booking. We accept Visa, MasterCard, Discover, and American Express for advance rental payments.
4. Final Rental Payment
The final rental payment is the balance of rent, taxes, and other charges related to the reservation. The final rental payment is automatically charged 90 days prior to your arrival date to the same credit card used to make the advanced rental payment. To make a payment using a money order, personal check, or an alternate credit card, you must ensure your payment is received by Compass Resorts before the final payment due date. Failure to remit the final rental payment by the scheduled due date will result in the cancellation of your reservation and the forfeiture of your advanced rental payment as well as any other payments or deposits.
All payments are nonrefundable as of the payment due date. To protect your vacation rental investment, we strongly recommend purchasing Generali Travel Insurance. No refunds will be given for late arrivals, early departures, or cleaning and maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly.
6. Generali Travel Insurance
Generali Guest Protect Travel Insurance is available at an additional charge of 6.95% of the total amount of your reservation. This plan is optional but strongly recommended in order to protect your rental payments should you need to cancel for a covered reason. Generali Guest Protect Travel Insurance must be purchased no later than the due date of your final rental payment. A copy of the description of coverage can be found on our website or requested by calling our office.
7. Reservation Fee
All reservations are charged a one-time nonrefundable reservation processing fee.
8. Third Party Fees
Service fees may apply to guests who reserve online with third party booking websites such as VRBO, Airbnb, Booking.com, or Expedia Group. Third party service fees are neither controlled nor collected by Compass Resorts, and as such are not reflected on reservation statements provided by Compass Resorts.
9. Rates and Minimum Stays
Rates, until confirmed, are subject to change without notice. Rental Homes are subject to minimum stay requirements that vary by property. Reservations for less than seven days may be subject to higher nightly rates.
10. Cancellations / Changes
Reservations cancelled before the final payment due date (90 days prior to arrival) will result in a loss equal to the advanced rental payment amount (50% of your total charges). The remaining balance due as well as any additional fees, such as pool heat or special event fees, are due in full, 90 days prior to arrival. Reservations cancelled after the final payment due date will result in forfeiture of the full advance rental payments and any other payments or deposits. Changes to reservations must be requested prior to the final payment due date. Changes to reservations after the final payment due date are not permitted.
11. Hurricane / Severe Weather Policy
Guests covered by Generali Travel Protection may be eligible for a full or partial reimbursement through Generali should a Mandatory Evacuation order be issued due to a hurricane or severe weather, subject to the terms defined within Generali's Vacation Rental Insurance Description of Coverage. A copy of this description of coverage can be found on our website or provided by Compass Resorts upon request. Compass Resorts will not issue refunds for cancellations or shortened stays due to actual or anticipated hurricanes or severe weather.
12. Damage Deposit
A Damage Deposit is required for the rental of Splash in the amount of $3,000. The Damage Deposit must be in the form of a cashier's check and be received no later than 14 days after the reservation is made or 14 days before arrival, whichever comes first. In lieu of providing a Damage Deposit, your reservation has been charged for Optional Generali Damage Protection at the time of booking. If you elect to send in the Damage Deposit, you can receive a credit for the Optional Generali Damage Protection. All Damage Deposits are deposited in an interest-bearing escrow account and all interest will accrue to Compass Resorts. Unused Cash Damage Deposits will be reimbursed by company check within 30 days after the check-out date.
The Optional Generali Damage Protection is designed to cover unintentional damages to Splash that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3000.00. Any damages that exceed $3000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or actual cash value of such property up to a maximum benefit of $3000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage, which can be found at http://damage.compassguest.com/. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request Generali Travel Protection and Insurance Services to pay directly Compass Resorts any amount payable under the terms and conditions of the Vacation Rental Damage. If you do not wish to purchase the Vacation Rental Damage Protection Plan, please make your reservation over the phone at 850.269.1005 as a $3000.00 damage deposit will be required by cashier's check.
Damage Deposits will be refunded, and no charges will be posted to credit cards if the following conditions are met:
- No damage is done to the home or its contents, including the linens
- The home is left reasonably clean, and all food, trash, and debris are removed
- Dirty dishes are placed in the dishwashers, and the dishwashers are started
- No items or furniture in the home are missing or rearranged
- There was no smoking inside of the home
- All cigarette butts and smoking debris are properly disposed of from outdoor areas where smoking is permitted
- All charges incurred during the rental period are paid in full
- All policies, rules, and regulations were followed
13. Reservation Agreement
All guests are required to sign and return a Reservation Agreement to Compass Resorts within 72 hours of booking to confirm a valid reservation. Under no circumstances will occupancy of Splash be granted without a valid signed Reservation Agreement on file at Compass Resorts. Compass Resorts reserves the right to cancel and release reservations for which a valid signed Reservation Agreement has not been returned as required.
14. Home Assignments
Vacation Rental Home assignments are not guaranteed. Splash has been selected at the time of booking will be assigned to your reservation, however, rare and unforeseen circumstances can render Splash, unavailable. If Splash becomes unavailable, you will be offered acceptable alternate accommodations or a full refund. Compass Resorts will not be responsible for any other expenses or indirect costs resulting from the unavailability of Splash.
15. Linens / Towels / Supplies
Bed linens, bath towels, hand towels, and wash cloths are provided. Guests are to provide their own beach towels or beach blankets, as provided linens are not to be removed from the Rental Home. An initial setup of trash can liners, bathroom paper, and facial soap is provided. Guests are responsible for purchasing additional paper products and cleaning supplies for the duration of their stay. No cleaning supplies as well as coffee, salt and pepper, cooking oil etc. are provided for the home or left from a previous guest for sanitary reasons. Please plan accordingly.
Splash is privately owned. Décor, colors, furnishings, and inventory may on occasion vary as updates and replacements are needed. Should any bedding configuration change beyond your booking date, you will be notified in advance. Please do not rearrange the furniture.
17. Owner’s Closets
Splash has multiple locked areas and closets within the home as well as the right side of the garage that are reserved for the storage of the owners and managers personal property and to store supplies for the home. These areas are NOT included in the rental. Please respect these areas. Forcing open a locked owner's closet is considered breaking and entering and charges may be filed accordingly. Damages caused by forcing open a locked owner’s closet will be charged to the credit card on file.
18. Entry to Property
Representatives of Compass Resorts or the owners may enter the Rental Home or premises at any time to make repairs or as needed to inspect and ensure the safekeeping of the property. We will make all efforts available to notify you of such access in advance unless in certain emergency situations.
Daily housekeeping service is not included. Splash will be cleaned to quality standards prior to your arrival. Guests are responsible for cleaning the Rental Home during their stay and for leaving the Rental Home in good condition at check-out. Please maintain the cleanliness of Splash as if it were your own. If the home is found abnormally dirty at check-out, you will be subject to additional cleaning charges. A one-time departure cleaning fee is added to your reservation at the time of booking. Mid-Stay or Daily Cleaning Services are available upon request for an additional charge.
20. Swimming Pool & Spa
A swimming pool and Spa are located on premises of Splash. NO lifeguard or safety personnel are provided. All guests use the pool and other amenities at their own risk. Guests agree to indemnify and hold harmless Compass Resorts and the owner from any claim/loss or expense (including attorney's fees and court costs) by guest or guest invitees. If private pool heaters are bypassed and turned on without approval from management will result in an automatic charge of $1000 and/or forfeiture of your entire damage deposit. Pool and spa heat is available for an additional fee.
Splash is equipped with several exterior cameras. These cameras are in place for the safety of our renters as well as to monitor occupancy and other policies. Please do not tamper with, block or adjust cameras in any way.
Pool alarms are required by Florida State law for private pools. To ensure safety, these alarms may not be tampered with or altered in any way. Violation of this policy will result in an automatic charge of $1000 and/or forfeiture of entire damage deposit. Additionally, there is an ADT Security System located within the home. Please do not turn on (arm) or tamper with this equipment in any way. The door chimes are monitored directly by the Homeowner and Management, please do not leave doors open beyond the 10-15 minutes it takes to load and unload items from inside to outside the home, pool decks and patios. This may result in the air conditioning system to freeze up which could result in non-functional air conditioning, and additional charges if the units are damaged.
Splash is equipped with a residential elevator. The elevator use must be requested in writing prior to arrival and is only available for guests with physical needs requiring use of the elevator to move around the home. Children are not permitted to use or play in the elevator. Any damage due to misuse of the elevator will result in additional charges. Use of the elevator is subject to an additional fee.
Smoking is strictly prohibited inside of Splash. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee which may be withheld from or charged against your Damage Deposit. Smoking is permitted outdoors only. All cigarette butts and smoking debris must be disposed of appropriately.
Absolutely no pets are allowed in the Rental Homes or on the premises without written approval from Compass Resorts. If approved, non-refundable pet fees will apply. If any evidence of a pet is found in the home or on the premises, you may be subject to an additional cleaning fee of $1000, immediate eviction, and/or forfeiture of any remaining rent or damage deposit. You may also incur additional charges for deodorizing and flea spray. If you are bringing pre-approved pets, you must clean up and properly dispose of all pet waste prior to departure to avoid additional charges
Splash may not be sublet.
27. Good Neighbor Policies
Splash is located within a neighborhood that include both short-term guests and year-round residents. Guests must observe all rules and regulations related to Splash, rules provided by Compass Resorts and/or posted in the home or neighborhood. Quiet hours observed for Okaloosa County, including the City of Destin, are between 10:00 p.m. CST and 7:00 a.m. CST. All guests, are required to conform to all rules and regulations of the home as well as city and county ordinances.
Parking in unauthorized areas or on the street overnight may result in your car being towed. You are required to obey all parking rules and restrictions related to the home. Please do not park in neighboring driveways. There are 6-8 parking spots at Splash depending on vehicle size.
30. General Rules and Events
Boats, trailers, and RV’s are not permitted. Special events or social functions, such as but not limited to, weddings, celebration parties, promotional events, or events with multiple attendees who are not registered guests, are not permitted without written permission in advance from Compass Resorts. Additional fees will apply for all events.
31. Policies and Rules
These policies and rules are meant to protect our guests and homeowners alike. All guests, as well as owners are required to conform accordingly. Violators are subject to eviction according to Florida Statute 509.141. Violation of these Policies and Rules by the guest could result in additional charges, eviction and/or the forfeiture of advance payments of rent and/or Damage Deposits. Compass Resorts reserves the right to refuse future reservations to any guest who has violated these rental Policies and Rules in the past.
32. Renter Responsibility
Guests are responsible for the property, its contents, themselves, and visitors during occupancy. Guests must lock windows and doors securely when not on the premises. The renter named on this reservation personally guarantees the safe keeping of this Rental Home during their stay and will be responsible for ensuring that both themselves and all guests, whether they are registered in the Rental Home or not, adhere to the rules and regulations.
33. Personal Items
Management, nor the homeowner, will be held responsible for acts of theft or vandalism or other damages to the guest's personal items left in the Rental Home. Neither management, nor the owner is responsible for personal items left on the premises by guests upon departure.
The renter acknowledges that management, property owners, and employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if loss is a result directly or indirectly from acts of God, dangers incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death.
35. Owner’s Agent
Compass Resorts, Inc. is acting as agent of the property owner of Splash and reserves the right to make exceptions to the above policies at any time for the best interest of the property owner.
